CBRE, as exclusive advisor, is pleased to present the FAA Regional Headquarters, a 281,805 SF federal facility 100% leased to the United States of America through the General Services Administration and occupied by the Federal Aviation Administration. One of only nine FAA regional headquarters nationally, the Property represents a rare opportunity to acquire a first-generation federal headquarters of this scale.
Delivered in 2018 as a purpose-built headquarters under a 20-year firm-term GSA lease, the campus houses two distinct federal missions: the FAA’s Northwest Mountain Regional Headquarters and the Air Traffic Organization’s Western Service Center, one of only three nationwide.
The FAA designed and built the headquarters for a generational occupancy horizon, with full backup power, layered perimeter and entry security and mission-specific infrastructure integrated into the facility, and has since funded approximately $7.8 million of its own improvements. Recreating these capabilities elsewhere would require a replacement facility to be identified, built out, secured and accredited.
The offering is a leasehold interest under a Port of Seattle ground lease with approximately 44 years of remaining base term plus two 10-year extension options.

Purpose-built campus
Security, redundancy and mission-specific infrastructure materially increase the complexity of recreating the FAA’s existing operating environment elsewhere.
Federal build-to-suit headquarters are planned around a multi-decade occupancy horizon. A replacement of comparable scale would need to reproduce the property’s secure access, redundancy, specialized operations infrastructure and federal accreditation requirements, and no available block of comparable scale exists within the Sea-Tac district. Agency-funded security buildout and approximately $7.8 million of FAA-paid improvements are embedded in the existing occupancy, making relocation cost-prohibitive and impractical to execute.
Employee amenities include full-service dining, fitness facilities and EV charging infrastructure.
Location
The campus fronts South 216th Street inside the Port of Seattle’s Des Moines Creek Business Park, with SR-99 frontage connecting to I-5, I-405 and SR-509. Seattle and Tacoma are each roughly 30 minutes away, placing both labor pools within reach, so the access serves the FAA’s workforce and any future federal or corporate user.
Des Moines average rents of $1,786 run 20% below Seattle and 36% below Bellevue, and the Southend’s cost of living indexes roughly 18% below Seattle, supporting workforce access and retention for the FAA and regional employers.

FAA mission
One facility supports two federal mandates and is the newest facility in either network. The Air Traffic Organization’s Western Service Center is one of only three nationwide, supporting operations across the Western Service Area, which spans Alaska, Hawaii and the Pacific through the Rocky Mountain states. The Northwest Mountain Regional Headquarters is one of nine FAA regional headquarters, overseeing aviation safety and certification across a seven-state region. Both functions operate from a first-generation facility delivered in 2018.
Remote Operations Center
The 24/7 Remote Operations Center supports continuity for tower-controlled airport operations across the region and requires enhanced security, systems redundancy and dedicated building infrastructure.
The Western Service Area, run from this facility, spans Alaska, Hawaii and the Pacific through the Rocky Mountain states. Central and Eastern Service Areas cover the balance of the country.
